Our Simple Pro Forma

At reACCT, our real estate proforma is a forward-looking financial model built to help investors understand a property’s projected performance. We calculate income based on current leases, market rent comps, and expected vacancy rates. Expenses are pulled from actuals when available and standardized across categories like CAM, taxes, insurance, and maintenance. From there, we calculate net operating income (NOI), cash flow, and return metrics like cap rate and IRR.
